We're a landscape construction company building hardscape, drainage, retaining walls and outdoor lighting across the GTA. More of our projects now sit on TRCA-regulated land — ravine slopes, valleylands, floodplain — and that's where our schedules stall. We need someone who knows TRCA permitting from the inside and can own it end to end.

What you'd do

Screen sites early — flag regulated areas and constraints before we quote or design
Run pre-consultations with TRCA and municipal staff
Prepare and submit Section 28 applications (O. Reg. 41/24) with complete supporting packages
Coordinate geotechnical, arborist, ecology and survey consultants, and review their work before it goes out
Erosion and sediment control, restoration and planting plans
Track open applications, respond to comments, hold our PMs to realistic timelines
Coordinate parallel municipal approvals: site plan, ravine, tree removal, building permit

What you bring

Demonstrable TRCA permit experience — as former TRCA staff, or as a consultant who has carried files through repeatedly
Working knowledge of the Conservation Authorities Act, O. Reg. 41/24 and TRCA's Living City Policies
Familiarity with Vaughan, Toronto, Richmond Hill and Markham approvals
The judgment to tell us early when a design won't fly, and propose one that will

Nice to have: background in ecology, environmental planning, geoscience, landscape architecture or civil engineering; RPP, P.Eng., P.Geo. or ISA; existing TRCA relationships.

Terms
Flexible structure — we're fine with someone who consults for several builders. Compensation negotiable; tell us your rate.
