Master Room and Bsmt Room in Large House. 2 New Roommates Wanted

Hello, my name is Aaron, the head tenant.
I have two bedrooms in a 5 bedroom house available come August 1st. Currently there are only 4 grown adults living here including myself, 2 of which need to move out and we are looking for replacements who are as respectful as they have been. No one is leaving on bad terms and the remaining roommate and I are sad to see them go.
One room is the upstairs Master Bedroom. It is a large bedroom with its own personal lock on its door you will get the key to. It also has a closet space and dresser area. This room is priced at $750.
The second room is a large basement suite bedroom pictured above. It has new windows with black out blinds and carpet. This room also has a personal lock that you will get the key to. This room is priced at $700.
Some traits I am searching for in a new roommate are that they are able to clean up after themselves, are kind hearted and cool, show a high level of integrity and are willing to work things out rather than jump to conclusions. A good level of maturity and accountability is important to the guys you would be moving in with.
The house is located in NW Calgary, Thorncliffe in the quieter part of the city away from crime and other Calgary oddities. We also have the benefit of getting weaker hail than the lowlands of the city so its good for vehicles too large for a garage. We are located within walking distance of all amenities and are a straight 15 minute drive to downtown. There are several notable parks nearby and there is a bus stop nearby that commutes to the university if your a student. We have a double garage for vehicles and storage as well as a separate drive way and plenty of street parking.
The house itself is in good condition. It's a large 2400 sq ft, 5 bedroom, 2 bathroom house with a spacious basement and sun room. The double car garage is used for vehicles as well as some light storage. There is one small bedroom being used as a studio currently. We also have central AC and a brand new washer and dryer. The place will be mostly furnished aside from your bedroom and I am not particularly looking to overcrowd our living space. I would be more than happy to accommodate additional furniture and move things around, but please do not bring a whole other house with you!
What you will get in this household is the:
-Full house access to all communal areas
-Unfurnished room pictured in the basement suite Or the master bedroom upstairs (unless you want a smaller upstairs one)
-New in suite washer and dryer
-Communal use of kitchen (stove, dishwasher, fridge)
-Shared washroom with shower/tub both upstairs and downstairs
-Private back yard
-Plenty of parking with driveway, garage and street slots readily available
-Shaw 1 gig internet. This house has very good internet infrastructure (if you come with better and a good deal let me know!)
-1 House key and 1 room key
-A responsibility to do your part in taking care of the household
-A responsibility to personally repair or cover the cost of damages you cause
The goal of this house when me and my friends moved in was to have low rent and a place we can call home with people we can trust and the ability to move out if the need arises. We are not willing to budge on this criteria. We are all pretty understanding guys who can accept that people come with their own set of quirks and issues, but we expect others to be able to keep their problems as their problems in the same way my problems would stay my problems.
Our landlords are fantastic and live nearby. We have a good relationship with them and they are very proactive in communication and repairs. They along with my housemate will have a say weather you move in or not. The agreement you make with us will be in the form of a sublet which will detail a month to month with a written roommate agreement.
I strongly believe that communication between roommates is important, so if you are interested in getting in touch, I would love to chat and get to know you.
