Building Superintendent Couple (Live-In Preferred)

Job Responsibilities
Cleaning Duties
• Perform thorough cleaning of all common areas, including lobbies, hallways, staircases, laundry rooms, washrooms, elevator cab, and garbage area.
• Vacuum and mop floors, clean runners, and wipe furniture using approved cleaning supplies and equipment.
• Clean windows, doors, walls, trims, baseboards, and floors in all common areas, including washer and dryer units (inside and out).
• Dust light fixtures, tables, and elevator fans.
• Ensure outdoor grounds and indoor/outdoor parking areas are free of litter and pet waste, with all garbage bins emptied regularly.
Tenant Relations
• Build and maintain positive relationships with tenants through excellent customer service.
• Respond to tenant and prospective tenant inquiries promptly and professionally.
• Enforce building rules and regulations fairly and consistently.
• Deliver notices, including 24-hour notices of entry, in a timely manner.
• Distribute communications, legal notices, and letters to residents.
Leasing Support & Communication
• Provide accurate information about available units to prospective tenants.
• Respond to inquiries in person, by phone, or email in a timely and professional manner.
• Schedule and conduct unit showings as directed by the Leasing Agent or Property Manager.
• Follow up with prospective tenants and support tenant retention efforts.
• Collect required move-in documents, including first month’s rent, insurance confirmation, and parking/locker forms (if applicable).
• Coordinate lease signing appointments and complete move-in inspections.
• Notify applicants of their application status within two business days.
• Inspect vacant units regularly to ensure they are clean and move-in ready.
Safety Responsibilities
• Conduct daily inspections of mechanical rooms (boiler, elevator, electrical).
• Identify and report safety hazards and arrange for repairs.
• Monitor sidewalks and driveways during winter, address hazards, and maintain daily snow logs.
General Duties
• Work collaboratively with tenants, vendors, contractors, and management.
• Post and maintain updates on the RentSafeTO bulletin board.
• Maintain accurate building binders and logs, including inspections and maintenance records.
• Track and organize vendor invoices and submit them as required.
• Assist with coordinating and documenting building inspections.
• Ensure records, notices, and compliance documents are up to date and properly filed.
• Perform additional duties as assigned by management.
Skills & Qualifications
• Couples are preferred for this role.
• Previous experience in building maintenance, cleaning, or property management is required.
• Excellent customer service and communication skills.
• Patient, attentive, and a good listener.
• Ability to take initiative and work under pressure.
• Respectful and compliant with all rules, especially safety regulations.
• Good judgment and decision-making skills.
• Strong organizational and planning abilities.
• High attention to detail.
