Position Summary
The Maintenance Technician is responsible for the hands-on maintenance, repair, and upkeep of a 100 unit residential housing co-operative. This role is primarily field-based and focused on performing repairs, preventative maintenance, and responding to service requests efficiently and professionally.
This position reports to the Maintenance Supervisor and/or General Manager

Core Responsibilities
General Repairs & Unit Maintenance
• Perform routine and emergency repairs in residential units
• Troubleshoot and repair plumbing issues (toilets, taps, leaks, drains)
• Repair and replace light fixtures, switches, outlets (basic electrical)
• Perform drywall patching, painting, door and lock repairs
• Minor appliance repairs and installations
• Complete unit turnovers including repairs and minor renovations
Preventative Maintenance
• Conduct regular inspections of building systems and common areas
• Perform seasonal maintenance (furnace filters, sump pumps, exterior checks)
• Monitor boilers/heating systems and coordinate servicing when required
• Identify small issues before they become major repairs
Exterior & Grounds Maintenance
• Snow removal and salting (walkways, entrances, common areas)
• Lawn care and seasonal grounds upkeep
• Maintain parking areas, lighting, and exterior fixtures
• Ensure garbage and recycling areas are clean and functional
Safety & Compliance
• Respond to urgent maintenance and safety issues
• Participate in fire safety checks and system testing
• Follow safe work practices and use protective equipment
• Report major structural or system concerns to management
Contractor Support – when necessary
• Assist trades on-site when larger projects are underway
• Ensure contractor work areas remain safe and clean
• Confirm completion of contracted work

Qualifications
Required:
• 1-2 years of hands-on maintenance experience in multi-unit residential or commercial property
• Solid working knowledge of plumbing, electrical, carpentry, and basic mechanical systems
• Experience operating power tools and maintenance equipment
• Ability to work independently and prioritize multiple repair requests
• Physically capable of lifting 50 lbs and performing physical labour
• Valid driver’s license
Preferred:
• Experience working in a housing co-op or non-profit housing environment
• WHMIS and First Aid certification
