For Sale: Lakefront Lot #2 in Cosy Cove Campground at Sturgeon Lake, Municipal District No. 16, Alberta, includes a Cosy Cove Inc. share and all listed improvements.

After 18 wonderful camping seasons out a Cosy Cove, we have made the decision that it is time for us to move on to new adventures. The best communities are comprised of awesome folks. We sure hope that a new family will enjoy being a part of the Cosy Cove community as much as we have. The attached photos will show some of the details of our lot.
First things first:
As our lakefront site is a shareholder owned lot, not a leased or rental lot, your funding to purchase must be private or non-conventional. A share is a “willable investment” (no mortgage). You would become one of the shareholders of the Cosy Cove Corporation.
At present, there is a “no dogs on the property” policy in effect. Certified service dogs are welcome. Note: Policies do get discussed and voted on at the annual general meeting.
Cosy Cove Campground is a unique, private, gated, shareholder owned seasonal campground. It is located 45 minutes east of Grande Prairie. We have a board of directors who run the “day to day” business of the campground and we hold an annual general meeting to discuss and vote on policies, fees, events, etc.

The campground is open usually from mid May to mid September. The amenities are as follows:
- Gated with card entry, Caretaker on-site.
- 30-amp power (each site has its own meter)
- Sewage tanks and dump available.
- Firewood available
- Boat launch, dock, and fish cleaning stand
- Abundance of parking space for the boat trailers
- Washroom/shower building
- Trailer dump station
- Pickleball court that also has basketball hoops, nets for badminton, etc. and all equipment needed to play.
- Big field with volleyball net posts and lots of room to run.

- Horseshoe pits
- Personal garden space available to plant your favorite veggies
- 10-minute drive on the lakeside road to the Greenview Golf Resort

Now, about our site:
Our lot is right by the water. It is approx. 150ft long by 45ft wide. There is lots of parking room. The trailer, walled deck and the trees enclose the site, creating a kind of “private” space. All improvements are (by law), moveable.
- The trailer is nothing to “write home to mom about.” It is a 1995 29ft, Terry trailer and it is showing its age. With that being said, the furnace, stove, fridge, microwave, air-conditioning, and hot water all still work fine and keep us comfortable and warm to this day. It has 2 doors. It has a queen size bed, fold out couch and the kitchen table folds down. If you take out the green chair; a travel playpen fits perfectly. There is plenty of closet and cupboard space. The bathroom has a small tub/shower enclosure, again, grandchildren approved. This trailer would be good for the new owners to stay in while planning on something updated and right for their family.
- Tin and wood-built cover over the deck is 12ft by 26 ft. It has an LED light and there are lots of plug-ins.
- The total deck is about 20ft by 26ft, surrounded by railing and has 3 sets of steps. It is walled in with a sliding door on one side.
- The storage room on the deck has shelving and a full size 17cu fridge.
- The driveway has a post with a plug-in for a small visitor unit like a tent trailer.
- There are 2 sewage tanks. One is at the back of the trailer and the other is under the outhouse. (sewage disposal is available for a fee)
- The water shed behind the trailer has a fresh-water storage tank that holds approx. 570 litres.
- 4ft by 4ft outhouse that has a RV flush toilet and water spray hose from a small outside water tank. (I know, it’s ingenious!)
- 8ft by 4ft storage shed.
- 3ft by 5ft storage shed.
- 10ft by 6ft storage shed.
