The toy hauler was used as an office trailer and was never used for camping. The trailer was modified when new with the following improvements: axles were flipped and spacers installed for much better clearance, underside was sprayed with foam insulation, trailer was rewired for 110/220v, 220v electric heaters were installed for access to a generator set, Bell satellite dish was installed , heat pads were installed on all the tanks for winter use and 3/4 inch rubber matting was installed in the toy hauler part. Water was never put in any of the tanks and washroom was never used. Fridge and microwave were used but are in good working condition. New hinge was just installed on the ramp door. New circuit breakers were just installed and the brake wiring was updated. Linoleum needs to be replaced. Not 1/2 ton towable. Trailer is 33 ‘ long. Toy hauler area is 8 x 10.
