This lovely apartment is in the top floor of a high ranch bungalow on Hope Street in Brighton. The back deck is up high and looks out over the trees of Brighton and has a tiny sliver of Lake Ontario in the distance. The huge back yard, which is fully fenced, is accessible through a side gate and also from stairs off the back deck. The living/dining/kitchen area is open concept with a huge island and two stools. There is a gorgeous gas fireplace and large picture windows and the main wall is covered in stunning dark wallpaper. The floors are laminate and two large carpets with special underpadding are provided in the dining and living room to help with noise transfer from the downstairs unit (there isn't much as the current tenant is a single lady, very quiet). Down the hall from the main area is the bathroom (shower/tub combo) and three bedrooms. Two are around 10 x 11 ft and the master is 15 x 11. It has one large wall of closets and an ensuite half bath. The other bedrooms each have a roomy closet. The garage is shared and you will have room for a car and a 10 by 10 (or so) storage area. There is also a garden shed in the back yard which is shared with the downstairs tenant. There is a shared laundry room off the garage. Heat, hydro and water costs are shared 60% paid by upstairs, 40% by downstairs. The average monthly cost is around $200. Internet and TV are split 50/50 at a cost of $40 per month each. I have recently had a nightmare scenario with a tenant and so am looking for A tenants and will require proof of income, credit score and a reference from your last/current landlord. I am a responsive, mature landlord and hope to get long term tenants who treat the house as their own. I would be open to a rent to own arrangement if that is of interest too.
