1. PURPOSE
The Client engages the Service Provider to perform non-leasing property and facility management services, including but not limited to vendor coordination, site inspections, maintenance reporting, and administrative support.
2. SCOPE OF SERVICES
The Service Provider shall NOT engage in leasing, rent collection, tenant placement, or any regulated real estate activity. Services included are strictly limited to the following:
Included Services:
Routine site inspections
Coordination of third-party vendors for approved services (e.g., HVAC, landscaping, plumbing, electrical etc.) This may be coordinated via provider inspection or client request
Maintenance tracking and reporting
Emergency contact coordination (non-legal)
Seasonal service oversight (e.g., snow removal)
Administrative and recordkeeping support
Client updates via phone or email
Optional Add-ons (if selected by Client):
Move-in/move-out coordination
Turnover cleaning supervision
Emergency call-out response (subject to additional fee)
