This is a legal basement suite with large windows located on Osler Street, 5 minute walk to the University of Saskatchewan and 2 minute walk to bus stop on College Drive. It is ideal for University students or professionals working at the University and those will be given preference. Maximum capacity is two adults.
Rent includes utilities, laundry facilities, and off-street parking for two cars. If off-street parking is not needed the rent will be reduced by $75 per unwanted parking spot. No smoking or pets are allowed.
The suite has two bedrooms, a living area, a kitchen, and bathroom (has a shower but no bathtub). It has a separate entrance. Laundry facilities are shared with the tenants of the main floor, currently rented by three students.
The suite was upgraded in July 2017. New flooring was installed throughout, carpeting in bedrooms and luxury vinyl in the living room, kitchen, and bathroom. The fridge and the stove were installed new in July 2017. New windows were installed in 2024 and new heating/air conditioning systems were installed in 2023.
Each bedroom is furnished with a bed (mattress and box spring), a chest of drawers, a desk, and a wall mirror. Other furniture includes kitchen table and chairs, two love seats, and a microwave oven.
Available August 1, 2025. The tenants must be willing to sign a lease for a minimum of 11 months. They are required to provide references and a security deposit equal to one month's rent.
