To whom it may concern,
I am writing this letter to confirm that I, Griffin Allen, have stayed in the basement apartment of 16 Forest Hill Road since September, 2021.
The basement apartment has 3 individual rooms and a shared kitchen/bathroom. The house is very quiet and has rules regarding reasonable noise, especially during sleeping hours. The common areas and bathrooms are kept in good condition and all amenities (stove, sinks, toilet, shower, laundry machine, dryer, microwave, etc) are in good working condition.
The basement is always at a comfortable temperature and has good airflow. There is also a very good amount of insulation and, as a result, there is a minimal amount of overhead noise.
The landlords (Donny and Gil) are extremely nice and helpful people. They are quick to respond to any questions or concerns and have both helped create a comfortable environment for me. They deal with issues regarding maintenance, cleanliness and tenant misbehaviour promptly and professionally.
The house is in an excellent location for transportation. There is a bus stop about a 1-2 minute walk from the house which you can take to Brock, downtown St Catharines, or the Pen Centre (shopping mall) all within a 10 minute bus ride.

I have rented out a room in the basement at 16 Forest Hill Road for the past 8 months and it has been excellent overall. The house is in a great location with a bus stop across the street that goes directly to the Pen Centre, Brock University, and Downtown St. Catharines. Also, the neighbourhood is very pleasant and quiet. The temperature in the room is great as the furnace is turned on in the winter and air conditioning for the summer. Both Gil and Donny respond quickly to messages over text and email if you have any problems or concerns. I would recommend renting out a room at 16 Forest Hill Road
