As a fully qualified BCIN designer with almost a decade of experience in this field, I can promise you drawings that comply with the Ontario Building Code and your local by-laws.

In the last ten years, I've worked at two different architectural firms and as a Building Inspector at two municipalities.

FLAT RATE IS $600.00.

This will include the drawings and the entire permit application process. I will deal with all correspondence with your local municipality.

If any revisions are required to be completed after the permit application has been made, further fees may be charged depending on the scope of the revision.

If a site visit is required to measure the property to provide accurate drawings, mileage will be charged at a rate of $0.80/km. If you have existing drawings from your home or your municipality has adequate zoning maps, then no site visit will be required.

50% of the FLAT FEE must be paid upon completion of the drawings before the permit application is submitted. The remaining 50% must be paid once the permit has been issued.




At this time, I'm only offering my services to people who want simple decks. No accessory structures, interior renovations, or additions. I'm only looking to design simple decks

What do I mean by a "simple deck"? It's basically just a square or rectangular wooden deck that will sit on concrete footings and only consist of one level. One or two staircases would also be included in a "simple deck".

My reasoning behind this specific deck is so the drawings can be completed relatively quickly and the permit issued as quick as possible without the assistance of an Engineer.
