The kitchen cabinets received new brushed silver handles. It has lots of cabinet space for dishes, pots, and pans. The kitchen has a newer Low-E Argon energy efficient window. The walk-in storage room is conveniently located off the kitchen for storing equipment, boxes, clothes, toys, etc. The kitchen, the walk-in storage room, and the hallway have new ceramic tile floors. The full size bathroom has a beautiful acrylic bathtub and shower with a light in the canopy. It has an extra large linen closet inside the bathroom for convenience. • The coin-operated Laundry Room is only 9 years old. It has a new video surveillance system for security. It is open 24 hours a day, 7 days a week for your convenience. The Laundry Room is located on the main floor of 517 Charlotte Street. It has 4 appliances. There are 2 current model Maytag commercial front-load washers starting at only $2.75 each. These impressive Maytag washing machines feature a Powerwash® Cycle for only an extra $0.50 which gives you extra cleaning power by adding more agitation time, hotter water, and extra rinses. There are 2 stacked Maytag commercial natural gas dryers starting at only $2.75 to dry your clothes. You just add extra quarters for extra minutes if needed.

• Grocery and shopping amenities are close by. Because of our ideal location, we have many stores, restaurants, and coffee shops including Harvey's Restaurant, Fredericton Boyce Farmers Market, Tim Horton's, MO•CO Kitchen Downtown, Lunar Rogue Pub, The Midsea Eatery, Snooty Fox, and BrewBakers to name a few within walking distance. An 8-minute walk will take you to Sobeys for all of your groceries. A 5-minute walk will take you to Kings Place Mall with over 27 stores and services to choose from. A 5-minute drive will take you to the Regent Mall with over 115 stores and services to choose from, and the Dr. Everett Chalmers Hospital (DECH).

• The University of New Brunswick (UNB) is only a 10-minute walk from the house. The New Brunswick College of Craft and Design (NBCCD) is only a 9-minute walk. St. Thomas University (STU), New Brunswick Community College (NBCC), Atlantic Business College (ABC), and Maritime College of Forest Technology (MCFT) are mere minutes by car from 517-515 Charlotte Street.

• The Security Deposit is the same as one month's rent. For example, if your rent is $795 then your Security Deposit is $795. I prefer to get all $795 of the Security Deposit up front with the $795 in rent when moving in.

• Cats and dogs are allowed at all of my locations for an extra charge. If you choose to bring a cat with you it is $45 per month per cat. If you choose to bring a dog with you it is $55 per month per dog. I have extra parking spaces at some locations that non tenants can rent for only $59 per month.

• I give you a 2 Year Rent Guarantee that your rent will stay the same for 2 years. A lease is required until August 31st, 2025. You would give 3 months notice in writing by May 31st, 2025 or earlier to terminate your lease for August 31st, 2025. If you don't give 3 months notice in writing to terminate your lease then on September 1st, 2025 the lease would automatically renew on a year to year basis.
