Must Be 100% comfortable with friendly, small or medium sized dogs.

The first option is for a single professional or a couple to rent both rooms on the second floor.
In this case, the second bedroom would convert to a private office or tv room and you would have a private bathroom. The rent would be $1400/month plus shared electric which covers heat, electric and AC. Everything else is included.

As two students (perfect for Culinary or Tourism and Hospitality but open to any student) each room is $750/month and includes all furnishings, heat, electric, internet, AC, linens, towels and laundry on site. (this rent price could be reviewed depending on heat and AC costs) You would share a full bathroom also located on the second level.

The main floor has a shared 1/2 bath, exit to large deck and small backyard, shared kitchen and shared living room.
The second floor has a full bath, shared laundry and the 2 bedrooms that are for rent.

There is AC in the building on main and 3rd floors to sufficiently cool the duplex in hot summer months.
Street parking is ample in the area or you can buy a very reasonable monthly pass at the Pownal Parkade only 2 blocks away.
1.5 blocks to Culinary Institute.
2 blocks to Queen St.

No smokers.
No cats but small or medium dogs considered.
