Summary:
Looking for the right person (ideally a musher) to take over our land stewardship position on a property 1.5 hours drive from Whitehorse. You would be renting a small, off grid ‘cabin' on 8-12 acres, while keeping an eye on the rest of the 80 acre property. Initially you would rent/lease, with an opportunity to rent-to-own if everything goes well (tenants in common, but hands down the cheapest land in the Yukon). Equipment/kit/gear potentially available as a ‘package deal.'

Logistics/Admin:
Potential candidates must have sufficient off-grid experience. Ideally you're a musher, at a minimum you'd ideally snowmobile in the winter, enough to pack down the dog trails for your neighbour.

Only kind and considerate applicants, in every which way, need apply. Your neighbour would be a very kind and compassionate 67 year old musher who lives on his own section of the property.

Cost of rent is negotiable. Rent-to-own is available down the road; at that time terms including $/acre would also be negotiable (and rent paid to date would be included in your downpayment). You would be tenants-in-common along with the main title holder of the property, and I can guarantee it would be the least expensive land per acre available anywhere in the Yukon.

Cons:
-The ‘cabin' is a 1970's RV turned cabin, on a 6” insulated floor on piers, with a small deck and kitchen addition, all under a sloped metal roof. Single pane windows and 2” thick walls. The ceilings are 6' tall… so if you're less than 6' you're okay, otherwise it's not super fun long term (ask me how I know…)
-Far from Whitehorse (1.5 hour drive).
-Isolated (other than your neighbour on the property) there's no one around.
-Long driveway (approximately 1km) to keep maintained.
-It's got a ‘Yukon Yard,' lots of stuff kinda lying around, but a lot of it is useful!

Pro's:
-There IS a cabin, such as it is! While the walls are thin and it's small (190 sq ft), but it has a good wood stove with nice dampers, well installed, that is rated for a 2500 sq ft home, so you won't have any issues staying warm! Kitchen is complimented w/ a double sink (with a bucket), a small propane 2 burner stove w/ small oven, and an RV sized propane fridge.
-Isolated! Property is surrounded by LSCFN traditional territory, with no private property anywhere nearby, effectively making your backyard as big as your imagination.
-While it's far from Whitehorse, it's only 1/2hr drive to the closest town, w/ gas, water, groceries, rec centre, nursing station, hardware store, post office, restaurants, etc.
-‘Yukon Yard!' If you need something, it's probably there! Including LOADS of 8' game fencing and plenty of shorter fencing as well. There's also plenty of insulation (rigid) if you wanted to thicken the cabin walls.
-Trails! Abundant wood roads, the power line, and other trails mean built in opportunities for mushing, skiing, snowmobiling, hunting, etc.
-Hunting! In a great area for hunting, including out-your-door access to bison. There's also a duck pond out back (walking distance).
-Fishing! 5 minute drive to a beautiful lake!
-Wood! Personal wood permit allows wood to be harvested between the highway and the power lines, right out the front door. No one else is cutting in this area, so lots of wood available with no competition. Highways recently trimmed back the sides of the highway, exposing LOTS of standing dead. ALSO, you would be eligible to take over our Personal Use Wood Permit for a HUGE tract of land next to the property. It is criss-crossed with old wood roads for easy access.
-Water! Treated drinking water can be accessed year round from the closest town (1/2hr drive), and it's a 5 minute drive to a beautiful lake to haul water for dogs, irrigation, etc… And hey, it's a 5 minute drive to a beautiful lake!
-There's a bus! A City of Whitehorse bus is on the property, which is currently an excellent storage unit (it's been stripped down inside), but could be a second cabin, a greenhouse… you name it! It runs so you can move/position it as you like.
-Gravel pit! A nearby gravel pit is unlocked year round, good for shooting and for, well… gravel!
-Dog run! There's an approximately 1000 sq ft dog run w/ 8' high fencing, a gate, an insulated doggie ‘fourplex' and ground fence along the perimeter.
-Build site! Current cabin is facing south on the north end of a huge tract of cleared land, with maximum sun exposure. If you're thinking long-term, there's an excellent build site a short distance away, with grade sloping away in all directions, tucked in an alder grove (max sunlight in winter but some shade in the summer)
-Equipment! Property comes with a 1946 CAT D8, which still runs, if you have the skills and the nerve to use it (there's also a big belly scoop for the D8 which should only need recabling, and I might have access to the cable you would need). There's a small tractor with a front-end loader and a PTO (needs a couple holes drilled and tapped and a new gasket to stop hydraulic fluid leaking before using it). There's a Nissan Pathfinder and a running parts vehicle (which includes a never used 4” lift kit).
-Need kit to live off grid? Depending on what you have/need we can work out a deal for snowmobile(s) (each w/ a skimmer and there's a trail groomer too), generators, chainsaws, quad (w/ quad plow, trailer, and logging arch), plow truck, 20-ton log splitter, bandsaw mill, commuter car (a very well maintained 2001 Subaru Outback, 2.5L w/ S/T), solar and battery backup system, Starlink, tools of all sorts, etc., etc., etc. Depending on how many of the larger items you are interested in, I could also sell my 2013 F250 XLT 6.2L w/ crew cab and 8' box (ie. if I don't need the truck to haul everything away then it could be for sale). Everything in this section is negotiable. Bulk discount available.
