Selling as we just don't have time to leave the city.

So this trailer has had an extensive renovation. Over the last two years I've put approximately 750 hours into it. Yes, 750 hours.
At its current price that's less than $10/hr not including the price to buy the trailer from the bad buy ($7000) and the $1000's in materials to fix and make better.

The model is a722F Terry Dakota Trailer with the ability to sleep 3 comfortably or 4 if you put 2 kids in a twin bed. This is great unit at an easy to lendth of 22 feet of living space.

We bought it during Covid and got taken advantage of by the seller. Upon further investigation we realize the covered up floor was completely saturated and rotten from one end to the other due to a leak in the plumbing. As such we pulled out the entire floor system as well as the front wall and entire ceiling (cause why not at that point). The floor is now industrial 3mm vinyl plank on a 1/2 inch plywood subfloor which sits on foam core with wood and aluminum supports.

All new materials were put into place and the floor is now significantly stronger than the factory floor. The ceiling has high density rigid foam insulation versus 22-year-old batt insulation.

The trailer is 99% complete with only a few small style customizations that could be completed to make it your own. We use it the way it is with no issues or concerns.

Everything works as it should. We also have all of the blinds which are not hung but can easily be done prior to purchase. Comes with
FULL-size queen pillow top mattress and a twin memory foam topper for the 2nd bed.

Due to the extensive work completed and the condition of the unit we are now quite firm on the discounted sale price of 8k.

The portable A/C unit, 32 AC/DC LCD tv, wall mount, HD antenna, stick vac, area carpets, big outdoor mat, portable cook top, table top bbq, 2x30lb propane tanks, all new tires/new spare, stabalizing bars with heavy duty hitch and a bunch more all go with it if you want.

Factory dry weight has it at 2268kg (4800lb) then add 300lbs for the new renovation materials.

Might look a trades for a utility trailer, car hauler or a vintage or classic vehicle. Could trade up or down if the deal is right. I have put too much work into it to just sit and not be used but at the same time I really have no desire to give it away.
