We are seeking a live-in Building Superintendent for our residential condominium based in the lovely west end of Kingston, ON. The role is responsible for ensuring the cleanliness, physical maintenance and safety of the building and surrounding property and its occupants. The primary functions require the Superintendent to have a service-oriented approach, excellent communication skills, and work flexible hours including on-call requirements.

Key Responsibilities:
• Ensure that all the common areas and the grounds are kept clean, safe, and presentable at all times to project the image of a cared-for residence.
• Ensure that the rules and regulations of the corporation are adhered to by the residents and their guests.
• Conduct duties at all times with the highest standards of personal, professional and ethical conduct.
• Handle all resident issues, inquiries, feedback, concerns and complaints quickly and professionally, escalating to management when necessary.
• Become familiar with the building heating, electrical, hot water and water systems, as well as the Ontario Fire Code and the condominium's Fire Safety Plan.
• Repair of all small jobs within his/her capabilities (eg lights, fuses, door handles).
• Ensure all mechanical and exit doors are secure and properly function at all times.
• Placing garbage and blue boxes out at the regular pickup time.
• Ensure that the building entrances and walkways are clear of snow buildup during winter.
• Other duties within the scope, spirit and purpose of the job.

Qualifications:
• 2 years' experience working as a Building Superintendent or similar capacity.
• Minimum high school diploma or equivalent is required.
• Valid drivers' license.
• A passion for providing exceptional customer service.
• Strong attention to detail.
• Good judgement and problem-solving skills.
