7117 Hughes Ave. is available. This is a good location and I'm not talking about the Realitor fluff that claims every property is the best. I put used car salesmen in the same category as used house salesmen, so you don't have to pay for that here.
I lived in McMurray for 10 years and ran an exterior company. With my work I did a lot of jobs in different parts of the city. When I was buying a property I was looking for a few things that are rather hard to find in this city. This property was unique in what it offered.

This property is the lot on hughes ave that transitions the hight of the back ally (lower cliff alley) to that of Hughes Ave. It allows a walk out basement and or back ally garage. It has a huge area out back that is a trail access point that allowed me to pull a 40' rv trailer with a long box extended cab truck up and back straight back down by my property line. I used that for rv storage and it had full hook up for visiting family. Even with the rv parking it allowed a back shed and 2 parking spaces. I parked a jet boat out back at the same time I left my truck and 14' install trailer hooked up and parked there that I used daily.
Put that into perspective in Fort Mcmurray. That allowed a 40' rv trailer, truck hooked to trailer, 24' jet boat (could be longer) and a shed for side by side out back! NOT, conjesting my front driveway looking ghetto and annoying my wife. I still had a drive way out front that ran partially down the side of 1800sqft house with full basement. It still had 3 other car parking spots in front. Oh and as a side note, no one parked on the other side of road. You only have a neighbor on each side of you and one has the corner parking. Across the street is the parking lot for the legion, so non of your neighbors fight for parking.
Other things my wife really liked is the treed area up back behind the whole area. The neighbors had good kids and they made forts out back in the trees and would sled down the hill in winter straight behind our house. My wife liked the parks in the area and went daily in summer. We always liked that we were close to down town (Walmart) but not in down town. The bus stop was visible out the front window, but was on the side of legion parking lot, so no busses ran in front of house.
This is a nice size lot that didn't making owning toys and cars an issue. The right person could appreciate how unusual that is to have in town. It's sold as is where is.

I'm testing waters to sell, so if ya see this pulled and pop up in a year or so at a higher price or what not, than don't be surprised. We all know we are at the low point in the market and it's going up, so the more lots that sell the less there are available. The less there are the more they sell for.
