The million-dollar view from this property is one of the best on the river. Everything is done, except for some wall coverings, upstairs ceiling and a little bit of upstairs flooring. (There is some flooring to finish bedrooms upstairs and some insulation to put up.) It is an open palate to finish how you would like it finished. We were going to do stained pallet wood walls on the first floor and the walls were being prepped for that with wood panels on the wall and insulation behind them (that is why you will see brown and white panels downstairs on the walls), but we stopped, thinking that maybe the new owners might like to do something different.
This is a leased lot (there are no property taxes) from the Akwesasne with a current annual rent of $3,480 (CAD) for the period of May 1, 2023 - June 30, 2026. The lease is for a 15-year term, effective May 1, 2017 - April 30, 2032. Rent reviews are conducted every three years during the term of the lease. If you are not familiar with the cottage lots that the Akwesasne own, we would be happy to explain this further.
